INVESTMENT PROGRAMS

Central Management Company (CMC) was formed in 1990, and currently serves as the General Partner of 20 moderate size apartment communities usually consisting of 70 -100 market rate apartment units. With apartment properties in both Florida and Ohio, CMC manages 30 apartment communities, which comprise approximately 2000 rental units. It should be noted that with an average monthly rental rate of $700.00, our apartments are targeted specifically at the middle market, which constitutes the largest pool of renters.

Structured for the conservative real estate investor, CMC investment programs are designed to provide quarterly tax-sheltered cash distributions as well as capital appreciation. It is the intent of each Partnership to provide the Limited Partners (the investors), with tax-free returns of their investment capital via periodic property refinancings. Through a synergy of CMC's competitive rental rates coupled with its specialized and standardized type of construction, these investment opportunities provide investors with a unique opportunity for achieving not only projected occupancy and income objectives, but simultaneously controlling maintenance and operation costs.
